Is my garden suitable for development?

Chesterman Homes has the experience and expertise to advise you if developing a new home in your garden is possible. We will complete a preliminary investigation before we visit you, which will give us a good idea of your property’s potential.

It is important to ask yourself these questions:

  • Is a large garden as important to you now as it was when you purchased your home?
  • How much of your garden do you use all the time?
  • What do you want to do over the next few years?

How much is my land worth?

There are many factors to consider when selling your land, including location, plot size and the effect of a new build on your existing property and on your neighbours. Chesterman Homes will help you to decide the most favourable options for you.

After we have completed our initial research and ascertained that your garden may be suitable for development, we will visit you to conduct an onsite survey. We will measure your land and evaluate its potential. We will also check other factors to find out whether a new development is viable for both parties. We will then contact you within two weeks with feedback and a proposal.

I am concerned about the impact on my neighbours

Chesterman Homes puts the well-being of homeowners and their neighbours at the forefront of everything it does. We will check previous planning applications in your area, and we will find out if there have been any neighbourhood objections to similar building developments in your area. Chesterman Homes prides itself on being completely transparent and honest in its feedback.

In many cases neighbours have got together to sell parts of their land and gardens for mutually beneficial joint development ventures.

What are the tax implications?

You probably already know that tax laws change all the time. However, at present in most cases any profit is tax free. It’s known as Private Residence Relief. We will endeavour to advise homeowners of the latest tax changes: however, this is the client’s responsibility to check

Will I have a say in how the new property looks?

Chesterman Homes will work closely with you to ensure you, the local planning authority and your neighbours are happy with the initial design. We work hard to ensure the finished new development is aesthetically pleasing and is appropriate for the style of houses on your road.

Will selling my land to you de-value my property?

We hope to build a home on your land that will complement the style of your existing property and the surrounding area. It is in our interests to do this because we must satisfy the local planning authority. Some homeowners are concerned that having a smaller garden will devalue their property: however, modern lifestyles mean we have less time for gardening and many houses with smaller, low-maintenance gardens are highly valued

What are the legal implications?

Once the above is agreed and you are happy to proceed, an option agreement will be drawn up which states the prices agreed, the new boundaries, and our general agreement. The option agreement protects both parties. We advise you to seek legal advice before signing such an agreement; we can provide a solicitor to oversee this for your peace of mind.

Will I get planning permission?

Chesterman Homes is experienced in the process of applying for planning permission, so you don’t need to worry about this. Once planning permission has been granted, we will then pay you and start preparing for the new build

What sort of land do we purchase?

One of the benefits of property development is that our projects are so diverse. We will consider all types of properties, and we pay a finder’s fee.

Land and gardens

If you have a garden that is too big to manage, or you think it is large enough for a property to be built on it, please contact us today. We will purchase land including gardens, collaboration gardens, disused land and wasteland. The beauty of our work is that each project is unique. It is surprising how even a small area of land to the side of your house, or at the end of your garden, can be perfect for a building plot.

Commercial property

Commercial properties often have huge development potential. We have recently converted an old restaurant into three stunning brand-new dwellings. There is a high demand for housing nationally, and while employment space must also be protected, if you discover an empty office which has the potential to be converted into living space, then contact us today.

Residential property

If you know of a property that may be suitable for development then please get in touch: we offer a finder’s fee. We are interested in all properties, including bungalows, apartments, modern and traditional properties. Please see our portfolio of latest properties.
